Meet the Cleveland Team


Bellwether Real Estate Capital LLC, is merging with Enterprise Community Investment, Inc.'s Multifamily Mortgage Finance business. The new company, Bellwether Enterprise Real Estate Capital, will offer greater geographic reach and product offerings.


The Cleveland Team worked together for over 10 years and has averaged nearly $500 million in annual production volume. This team brings solid experience and borrower relationships in representing the Greater Cleveland and northern Ohio territory.


David S. Davenport, Principal, Managing Director: 216-820-4508
David has 20 years experience in commercial real estate finance, loan origination, underwriting and loan workouts. David has originated over $1 billion in loans during his tenure with Bellwether and Capstone Realty Advisors in Cleveland, Ohio. Prior to joining Capstone, he worked at Holliday Fenoglio Fowler/PNS Realty in Pittsburgh, Pennsylvania. David has specialized in structuring loans for complex transactions such as portfolio transactions, and product types such as lifestyle centers. David is a member of the Greater Cleveland Mortgage Bankers Association.


James P. Doyle, Jr., Principal, Director: 216-820-4502
Jim has 12 years experience in commercial real estate finance, tenant and landlord representation, underwriting and debt/equity origination. Jim began his career as an auditor and started in real estate with Colliers B&K in Denver, Colorado as a real estate leasing and sales broker.  Since returning to Cleveland in 2003, Jim has structured and closed equity and debt transactions with a total capitalized value in excess of $1 billion.  This includes financings and various investments into office, industrial, retail, multi-family, hotels, self-storage and parking assets.  He has also advised clients in negotiating discounted payoffs, note sales, equity and joint venture structuring, property valuation, lease review and investor return analysis.  He graduated with a B.A. in Finance from Miami University (Ohio). Jim is a member of NAIOP, Greater Cleveland Mortgage Bankers Association and is a licensed real estate broker in Colorado.


Steven M. Feldman, Principal, Managing Director: 216-820-4504
Steve has 18 years experience in commercial real estate finance, loan origination, law, tenant representation, underwriting, and facilities operations. Steve originated over $1 billion in loans during his tenure with Mellon Mortgage Company and most recently with Capstone Realty Advisors in Cleveland, Ohio. He is a licensed attorney in Ohio and practiced law for several years. Steve also holds a real estate license in Ohio. He graduated from Middlebury College with a B.A. in Economics and received his J.D. from Vermont Law School. Steve is a member of the Chicago Title Advisory Board, Greater Cleveland Mortgage Bankers Association and The Cleveland Bar Association.


Harry P. Giallourakis, Principal, Managing Director: 216-820-4505
Harry has 28 years of commercial real estate experience including appraisal, leasing and finance. He has originated over $1 billion dollars in loans over the past 15 years with Fifth Third Real Estate Capital Markets, Capstone Realty Advisors and Bellwether. In addition to traditional financing, he has placed equity and construction loans for his clients. Harry is a member of the Greater Cleveland Mortgage Bankers Association and is a licensed Certified General Real Estate Appraiser in Ohio.


J. Ross Halloran, Jr., Senior Vice President: 216-820-4528
Ross has 11 years experience in commercial real estate finance working for large corporations and private developers. Prior to joining Bellwether, Ross was Vice President of Finance for The Ferchill Group, responsible for helping craft financial solutions for the firm's complex development deals throughout the Midwest. Ross was responsible for the identification, evaluation and implementation of various Federal, State and Local tax, grant and loan initiatives. Previous projects include the Westin Book Cadillac in Detroit, Bedford Springs in Bedford PA, the Carter/Winton Manor in Cleveland, Cleveland Institute of Art, Nottingham-Spirk Innovation Center and Bridgeside Point II building in Pittsburgh. He is currently an adjunct professor in the Economics department at Case Western Reserve University. Ross holds a bachelor's degree in finance from Miami University in Oxford, Ohio and an MBA in entrepreneurship from Babson College in Wellesley, Massachusetts.
